Kalham Consulting specializes in completing Reserve Fund Studies and Life Cycle Costing Reports.
We provide professional, easy to read reports (including photographs of each component) and provide funding recommendations.
Our goal is to determine a “reasonable” annual contribution amount that will generate a cash flow “sufficient” to cover predictable expenses and to offset unpredictable expenses. The annual rate of deterioration of all components is used as a “safety margin” and is the basis of the minimum fund balance.
Our reports are tailored to your property and while we use a standard template we include for all common property components to reasonably and sufficiently fund for major repairs/replacements.
We have a thorough understanding of associated components to allow for properly sequenced recommendations of work.
